Marina Policy & Rules

This policy packet supplements each marina docking and winter storage agreement. All slip holders, guests, contractors, and visitors are expected to follow these rules at all times while on marina property.
Parking and Towing
List all vehicles associated with your docking slip on your contract. Parking areas may be checked at random beginning in April and throughout the boating season. Any vehicle not listed on file as associated with your vessel, or otherwise approved by the marina, may be towed at the owner's expense.
Guest parking is permitted only when the marina office has the vehicle information on file. Please call the office in advance so guest vehicles can be recorded. Before April 15 and after November 15, parking inside gated areas may be limited, and customers may be directed to park outside the main marina yard.
Fuel and Gas Rules
Fuel deliveries to boats at the marina are not permitted. Fueling companies are not allowed on the premises to deliver fuel to customer vessels.
Customers, guests, and contractors may not refuel boats on marina property, on the docks, or in slips using portable containers, carry-on gas cans, jugs, or similar equipment.
Anyone caught bringing in or using their own fuel on marina property will be subject to immediate removal from the marina and termination of dockage or storage privileges.
Bringing personal gasoline, diesel, propane, or any other flammable fuel onto marina docks, piers, walkways, or vessels for storage or transfer is prohibited unless specifically authorized in writing by marina management for emergency purposes.
Fire Safety and Grilling
For the safety of all marina users, grilling is not permitted on docks, slips, piers, walkways, finger docks, boats while berthed at the marina, parking areas, or other non-designated common areas. Grilling is allowed only in marina-designated grill areas on the premises.
This rule applies to charcoal grills, gas grills, propane grills, pellet grills, electric grills, hibachis, smokers, open-flame cooking devices, and similar equipment. Grills and cooking fuel may be used only in designated grill areas as authorized by marina management. No grilling equipment or cooking fuel may be used elsewhere on marina property.
Fish Scraps and Waste
Do not discard fish scraps into Captain Bill's Marina basin. Do not place fish waste in marina dumpsters. To help keep the marina clean and avoid odors and birds around the docks, bag fish scraps and dispose of them at home.

Environmental Compliance
Boat owners and guests must take reasonable precautions to prevent pollution and comply with applicable environmental requirements.
Rates and Charges
The marina reserves the right to change rates and charges from time to time at its sole discretion upon notice to customers. Monies will not be refunded except in exceptional circumstances and only at the sole discretion of the marina.
All payments for dockage, storage, fees, charges, and other marina-related amounts must be made only to the Captain Bill's administrative office or admin designated by marina management. Payments must not be made to any other person, employee, contractor, broker, or third party unless expressly authorized in writing by marina management. Payments made to anyone other than Captain Bill's admin are not recognized by the marina.
Services
Shore power, water, and any other service supplied by the marina are for the use of the assigned vessel only and may not be shared with another vessel. The marina does not guarantee uninterrupted service and makes no assurance regarding a vessel's suitability to receive any supplied service.
Each boat owner is responsible for determining whether the vessel can safely accept marina services. The marina is not responsible for loss or damage arising from the supply, interruption, or termination of any service.
Vessel Sales
A vessel may be offered for sale while docked or stored at the marina. Any broker or sales agent involved in the listing, marketing, or showing of a vessel must be approved in advance by marina management. The boat owner or approved broker or agent must be present during all showings, and the marina office must be notified before the broker, agent, or prospective buyer arrives.
Approved brokers, agents, and boat owners must check in at the office before each showing. Island Yacht also offers a premier broker experience for owners seeking professional brokerage services. Within seven days of the transfer of a vessel, the former owner must provide the marina with the new owner's contact information and an approved release of the vessel.
Outside Contractors and Mobile Mechanics
All outside contractors must provide the marina with required proof of insurance and must pay the marina's standard 15% commission, as provided in marina agreements. Every visiting worker or non-marina employee must check in with the office before entering the docks or boarding a customer vessel.
Customers must call the office at (631) 666-4407 to confirm permission for outside personnel to board a vessel on each occasion. If insurance paperwork is not provided and workers do not check in, the outside contractor may be treated as trespassing. All work must be performed during regular marina business hours while the yard is staffed. No exceptions.
Risk and Liability
All persons use the marina at their own risk. The marina is not liable for accident, injury, theft, loss, or damage unless caused by the negligence of the marina or its agents or employees.
All vessels, dinghies, gear, vehicles, equipment, and other property are kept, operated, berthed, parked, or moved at the sole risk of the customer. The marina may provide weather and security watch as a courtesy, but that does not create responsibility for loss, damage, theft, personal injury, or other incidents not caused by marina negligence.
Each boat owner represents that insurance is in force with a reputable insurer during the full term of the docking agreement and agrees to provide proof of insurance upon request. Each customer is responsible for damage to marina property or to the property of other marina users caused directly or indirectly by the customer, the customer's vessel, or the customer's guests.
General Rules
Only vessels in good, seaworthy condition and under their own power will be admitted to the marina, except in emergencies and only with prior agreement from marina management. Boat owners must keep vessels clean, serviceable, and properly secured in assigned slips with suitable lines capable of withstanding weather and tidal conditions.
Boat owners and guests may not perform work on vessels other than routine maintenance, minor warranty work, or running repairs, unless the marina gives prior approval. Boat owners and guests must conduct themselves in a way that does not create excessive noise, nuisance, hazard, obstruction, or environmental pollution for the marina or other users. Quiet hours shall be observed from 9:00 p.m. to 9:00 a.m., and all customers and guests must keep noise to a minimum during those hours.
Personal charter boats or charter operations of any kind may not be run, advertised, staged, or operated from the marina unless specifically approved in writing by marina management.
Supplies, accessories, debris, and personal items may not be left on docks or walkways if they create an obstruction. Dock boxes are permitted only if approved by marina management for size and quality. Dinghies, small watercraft, and other personal property must be stored aboard the vessel or in a location designated by the marina and may not be tied in rentable space or left on docks, ramps, or walkways.
Young children must be accompanied by an adult at all times.
Enforcement
Violation of any marina rule by a boat owner, family member, guest, contractor, or invitee may result in warning notices, fines, suspension of privileges, removal of unauthorized items, cancellation of dockage or storage, or termination of the slip agreement, as determined by marina management in its sole discretion.
Any activity that creates a fire risk, safety hazard, environmental concern, or repeated disturbance may be addressed immediately by marina staff without prior notice.
By docking, storing, visiting, or using facilities at Captain Bill's Marina, each customer and guest agrees to comply with this policy packet and any additional reasonable marina instructions issued for safety, operations, or legal compliance.
